The projects highlighted below represent the diversity of KD Shae’s developments over time - suburban, urban, new construction and adaptive re-use.

Orinda Grove (Orinda, CA)

Kim oversaw the development of a 73-unit residential community on behalf of Pulte Homes in Orinda.  Situated on a previously vacant site owned by the School District, the project transformed into a vibrant pedestrian-friendly neighborhood. On an 8.2-acre site, Orinda Grove balanced a variety of uses from 73 for-sale residences to a City-owned ball field and a 10,000 sq. ft. Orinda Union School District office building. The residential component included a meaningful mix of one, two, and three-story market rate single family homes, as well as eight below-market duets. The site is within walking distance of the Orinda BART station.  While still keeping the single-family character of the development, the City desired to increase the density of this site (8.9 du/acre), which is unlike the more typical lower density neighborhoods of Orinda, due to its close proximity to public transit. Designed by KTGY Architects, Orinda Grove received recognition with a BIA Bay Area Excellence in Home Building Award, showcasing its exceptional design and execution.

The Pacific (San Francisco, CA)

Kim led the development of a 76-unit for-sale residential community on behalf of Trumark Urban in San Francisco. This project involved the adaptive reuse of a former 1960s dental school into a multifamily residential building, alongside the design and construction of ten townhomes on an adjacent parking lot. Originally designed by SOM, the building underwent a redesign by Handel Architects. The project garnered significant support from the Fillmore Business District and the local Pacific Heights community, as it was a more natural fit for the residential neighborhood, contributed to a reduction in automobile trips compared to the former dental school, and brought additional foot traffic to the retail establishments along Fillmore Street. The Pacific was LEED Silver, and received numerous design accolades, including awards from the Society of American Registered Architects (SARA), AIA San Francisco, and the Gold Nugget Award. 

Zephyr Gate (Oakland, CA)

Kim led the entitlement process for a 130-unit market-rate townhome development on behalf of Pulte Homes in Oakland, CA. Situated on a 4-acre site adjacent to the historic Southern Pacific Depot, the units are strategically arranged in building groups, offering direct access to perimeter streets, landscape courtyards, public green spaces, or pedestrian paseos. Drawing inspiration from the mixed-use, residential, and industrial character of the neighborhood, Kava Massih's design incorporates metal and wood awnings, along with large projected bays and ground-level front doors to activate the ground plane. The project earned a GreenPoint rating and adhered to the Build it Green program's sustainability standards.

388 Fulton (San Franciso, CA)

As a partner at 7x7 Development, Kim played a key role in the development, construction, and sale of 69 condominium units at 388 Fulton. Situated in the Hayes Valley neighborhood of San Francisco, 388 Fulton is a six-story mixed-use project featuring ground-floor retail spaces. 7x7 Development, known for its innovative and community-focused approach to real estate development and investment, specialized in acquiring, entitling, and developing new residential and mixed-use communities on underutilized infill sites throughout San Francisco. Designed by David Baker Associates, the building replaced a vacant parcel left by the removal of the Central Freeway. Notably, 388 Fulton received endorsements from Walk SF and the SF Bicycle Coalition and was lauded for being 'affordable by design,' offering studios and smaller one and two-bedroom units, as well as below-market-rate units integrated into the project. The development received several awards, including the AIACC Residential Design Merit Award and the AIA SF Design Award, among others.
